Why we built a disposition firm.
Distressed sales are often handled as ordinary listings, and the results show it. Court deadlines get missed, occupied homes stall, liens surface at closing, and homeowners are left confused about who is working for them.
Heena Khatri founded UrbanCiti Realty in 2007 to handle these assets differently, and distressed real estate has been our specialty ever since. We treat each property as a file with parties, obligations, and a timeline, and we treat each person involved with patience and respect.

Heena Khatri, Founder and Designated Broker
Heena Khatri is the founder and designated broker of UrbanCiti Realty & Property Management and brings 27 years of experience in real estate. She has worked in foreclosures and distressed property for more than two decades, and she oversees every transaction the firm handles, from Chapter 7 and Chapter 13 estate sales to bank owned dispositions, short sales, and probate sales.
Her background reaches well beyond residential sales. Her career has roots in urban infill and transit oriented development, mixed use retail, public private partnerships, tax credit and affordable housing, multifamily acquisitions, syndications, and asset management. That experience shapes how she approaches each distressed asset, from valuation and documentation to working with trustees, lenders, investors, and homeowners.
Heena has held real estate licenses in Arizona, California, and Nevada, and she is actively licensed in Arizona. She holds a bachelor’s degree in business administration and a Bachelor of Science in neuroscience, along with the Graduate, REALTOR® Institute (GRI) and Certified Short Sale Expert (CSSE) designations.
