The terms that apply when you use urbancitirealty.com, its listing search, tools, and client portal.

1. Agreement to these terms
By using urbancitirealty.com (the “site”), you agree to these Terms and Conditions and to our Privacy Policy. If you do not agree, please do not use the site. “UrbanCiti,” “we,” and “us” refer to UrbanCiti Realty.
2. Our services and your relationship with us
UrbanCiti Realty is a real estate brokerage licensed in Arizona, ADRE License No. LC637426000. Browsing the site, submitting a form, chatting with us, or creating a portal account does not by itself create a brokerage, agency, or client relationship. Representation begins only under a written agreement signed by you and UrbanCiti Realty.
3. Not legal, tax, or financial advice
Articles, guides, calculators, and other content on the site are general information. Short sales, foreclosures, probate sales, and bankruptcy sales can carry legal, tax, and credit consequences that depend on your circumstances. Before acting, please consult an attorney, a tax professional, or a HUD approved housing counselor.
We are not a lender, loan servicer, loan modification company, or government agency. We cannot guarantee that a foreclosure sale will be stopped or postponed, that a lender will approve a short sale, or that a property will sell at any particular price or by any particular date.
4. Valuations and estimates
Our valuation tools, seller net estimates, and investor pro formas produce estimates based on the information entered and general market data. A broker price opinion (BPO) is an opinion of likely sale price prepared by a real estate licensee. Neither is an appraisal, and neither should be relied on as one for lending or other purposes that require an appraisal.
5. Listing information
Listing information on this site is provided through the IDX program of the Arizona Regional Multiple Listing Service (ARMLS). It is deemed reliable but is not guaranteed and should be independently verified. Listings may be sold, withdrawn, or changed at any time. The listing brokerage is shown with each property, and not every property shown is listed by UrbanCiti Realty.
Listing information is provided for consumers’ personal, noncommercial use and may not be used for any purpose other than to identify properties you may be interested in purchasing. Copying, redistributing, or automatically collecting listing data from the site is prohibited.
6. Equal housing opportunity
We are committed to equal housing opportunity and comply with the federal Fair Housing Act and the Arizona Fair Housing Act. We do not discriminate on the basis of race, color, religion, sex, disability, familial status, national origin, or any other characteristic protected by law.
7. Client portal accounts
Portal accounts are for clients and prospective clients and are approved at our discretion. Please give us accurate information, keep your password private, and tell us promptly if you suspect someone else has used your account. You are responsible for activity under your account. We may suspend or close an account that is inactive, inaccurate, or misused.
8. Documents and information you submit
When you submit documents or information, you confirm that you are authorized to share them and that doing so does not violate any court order, confidentiality obligation, or law. You allow us to use them to evaluate your matter and provide our services. Please redact Social Security numbers and financial account numbers to the last four digits. We may decline any file or request.
9. Communications
When you give us your contact information, you agree that we may contact you by phone or email about your inquiry or matter. We send text messages only to people who have separately opted in to receive them. Message and data rates may apply, and you can reply STOP at any time to stop text messages.
10. Acceptable use
You agree not to:
- Use bots, scrapers, or other automated means to access or collect content from the site.
- Interfere with the site’s security or operation, or try to access accounts or areas that are not yours.
- Submit false, misleading, or unlawful content, or impersonate another person or organization.
- Use the site in any way that violates applicable law.
11. Intellectual property
The site’s text, design, graphics, and logos belong to UrbanCiti Realty or its licensors and are protected by law. You may view and print pages for your personal use. Any other use requires our written permission. Listing content and photos belong to ARMLS, the listing brokers, or their licensors.
12. Other websites and services
The site links to and uses services provided by others, such as maps, social media, analytics, and live chat. We are not responsible for their content or practices, and your use of them is governed by their own terms.
13. Disclaimer
The site and its content are provided “as is” and “as available.” To the fullest extent the law allows, we make no warranties of any kind, express or implied, about the site’s accuracy, completeness, availability, or fitness for a particular purpose.
14. Limitation of liability
To the fullest extent the law allows, UrbanCiti Realty and its brokers, agents, and staff will not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the site or its content. This section does not limit any obligations we have under a separate written agreement with you.
15. Indemnification
You agree to hold UrbanCiti Realty harmless from claims and expenses, including reasonable attorney fees, that arise from your misuse of the site or your violation of these terms.
16. Governing law
These terms are governed by the laws of the State of Arizona. Any dispute about the site will be resolved in the state or federal courts located in Maricopa County, Arizona.
17. Changes to these terms
We may update these terms from time to time. The updated version will be posted on this page with a new effective date, and your continued use of the site means you accept it.
